Don Swinney found us on the FSBO website. We invited him to our home for a presentation. At this point we had gone through three realtor companies, none of which were able to produce any results for us. We treated him like another realtor which by this time we probably weren’t  very nice. Because his company plan was different, all kinds of red flags went up. We checked out some of his previous transactions as well as his references. Amazingly we could not find any issues except for other skeptics who had not heard of the land trust program. Don did not put any pressure or time constraints on us to make a hasty decision. And after careful consideration, we decided to give him a chance. More than two and some half years ago we put our house on the market.  Financially, I was feeling the decline at my Preschool in Wayne.  In addition, only two of our four children remained at home, and the work and financial strain of taking care of a 3,600 square foot home was taking its toll.  As the house sat on the market, we kept lowering the price until we got to the point that we couldn’t get what we owed on the loan.  The house had been beautifully updated: the kitchen with granite counter tops, four new bathrooms, new roof, blacktop, patio and wooden floors.  My husband was working six days a week, and side jobs, to keep on top of things.  We even stopped contributing to our 401k.  I even tried to get a summer job when my Preschool shut down for the summer so we could keep up our perfect credit score.

 

In January, I contacted our mortgage company and they said to go ahead and reduce the price in order to get a market-based offer.  They would then allow for a “Short Sale” and they would not make us pay the difference.  So we reduced it to $30,000 less than we owed, and still, only a few people came through to see the house.  We didn’t feel good about reducing it any lower because we felt bad about the Short Sale and the effect on the neighborhood as well.

 

I had been praying about this situation, and one day I drove by a sign at Cherry Hill and Wayne Road.  I called and talked to Don at Win Win Enterprises (winwinfamilyhomes.com) and from the beginning, I felt at ease with him.  He answered all of my questions and he didn’t try to do a “sales job” on me.  We had him over to discuss our options and within five days after we signed the paperwork, he had six people come though our house – three of whom wanted to move in with a down payment.  I believe the advertising he used, the pictures on his website, made our house look incredible!  He marketed our house so well that we had more people come by and see the house in five days than we had in the two and a half years that we had it on the market.  (We even had two different Real Estate agents work with us.)  He offered our house at a very reasonable amount, and instead of trying to make a big profit, he is using the $250.00 to lower the monthly payment for the purchaser.  We get the benefit of writing it off of our taxes.

 

I believe that this was the answer to our prayers.  We are not living with the guilt of doing a Short Sale, or even worse, a foreclosure.  We are in a house that is financially easier for us to handle, and our workload has lightened as a result of our downsizing, which is allowing us to enjoy more free time with our two boys who are still at home.  Our credit has stayed perfect and now someone else gets to enjoy a beautiful house in Wayne.
